Work from home to continue in India? Survey finds 73% of office occupants want hybrid model

The trend has emerged to consider hybrid work models as companies are mainly opting for flexible working patterns post the pandemic. According to the survey, 78 percent of executives have highlighted employee health and well-being as the most important element when facilitating a return to office.

“The flexible working approach is a mix of four patterns including just-in-case remote work for specific situations, three-plus office days a week, an equal mix of office and remote work, and remote work for three-plus days. week,” noted the findings of CBRE titled ‘2022 India Office Occupier Survey’. According to this, about 38 per cent respondents said they would consider an equal mix of office-based and remote working, while the remaining 35 per cent respondents allowed more than three office days a week.

The report further pointed out that technology and BFSI corporates that plan to implement hybrid work policies will primarily prefer ‘an equal mix of office-based and remote work’ or ‘mostly in the office’.

The report further said that the demand for office is expected to increase as 62 per cent of the respondents in India intend to increase the size of their real estate portfolio in the next three years. Meanwhile, a third of respondents indicated consolidation in fewer locations, along with meeting flexible demand through co-working spaces as part of their flexible portfolio strategy.

Employers are eyeing sustainability and well-being as part of their strategy to accelerate return to office as ESG principles gain momentum. The survey found that 52 percent of respondents were willing to move to occupied ESG-compliant buildings, while another 7 percent were willing to move even with premium rentals. According to the survey, around 44 per cent of the companies retained dedicated seating arrangement by 2022, which was less than the 81 per cent firms that did so, as per the survey.

Commenting on the survey findings, Anshuman Patrika, President & CEO – India, South-East Asia, Middle East & Africa, CBRE said, “The return to office is already underway for many corporates in India, currently Cities are also witnessing varying engagements as regions. However, with the widespread adoption of hybrid working since the pandemic, many companies are still seeing the degree of flexibility needed to increase employee productivity and connectivity. Further, with short-term leasing sentiment already picking up – a trend we expect to continue in subsequent quarters – long-term portfolio growth expectations remain positive.”
