Noida: Residents of Antriksh Golf View 2 are at their wits’ end as the Noida Authority has canceled the occupation certificate (OC) of the Sector 78 housing society, comprising about 1,055 flats across 12 towers. Officials say the OC has been revoked for violation of various building norms, including construction of commercial units in place of residential and unauthorized parking slots in the society.
“We are shocked and confused about the status of our flats. Now I do not know what to do if I want to sell my flat. I have invested my hard-earned money and feel cheated now,” Brajesh Sharma, a resident of the society, told TOI. “I am currently paying an EMI of Rs 50,000 for the bank loan I took for buying the Rs 65 lakh worth flat. But I do not own the flat now as per the latest action of the Authority.”
However, according to the Authority officials, the action was taken following a detailed investigation based on the complaints of the residents of the same society. “A site inspection of the project was carried out by the planning department on September 23, 2021, where a number of irregularities were noted,” said Ishtiyak Ahmedgeneral manager (planning), Noida Authority.
“The violations include additional construction of more than the covered area approved in the map, 336 mechanical parking in the basement in place of normal parking without permission, and unauthorized commercial activities on the first-floor residential units built above shops on the ground floor in towers A, B and C,” he added.
Despite warnings, officials said the builder did not comply. “As a result, the OC was canceled on the orders of the Authority CEO on Tuesday,” said Avinash TripathiOSD to the group housing department.
When contacted, Ramesh Arora from the projects department of the developer, however, said, “We have not received the Authority’s order and I am not aware of it. Once we get the order, we will take suitable measures. We will comply with the rules.”
Meanwhile, on Wednesday, officials from the civil department of work circle 6, under which the project falls, sealed eight unauthorised commercial units on the first floor of towers A, B and C of the housing society. “A team of 24 personnel carried out the sealing drive in presence of the police,” said Mukesh Vaishsenior manager (civil) of the work circle.
